For a UAE property owner or FM team, the meaning is less about the software than about the change it brings: work stops living in phone calls, WhatsApp groups and spreadsheets, and every job gets a timestamp, an owner and an evidence trail that can be checked later.

What CAFM means for each person involved

The same system means something quite different depending on where you sit. For most organisations, the value comes from all of these groups working from one shared record rather than their own versions of it.

  • Property owner or asset manager: independent visibility of what the FM contractor is doing, whether PPM is being attained and whether service levels are being met, without relying on the contractor's own monthly report.
  • FM manager: a live view of open work, overdue jobs and contractor performance across every site, instead of chasing updates by phone.
