The full form of CAFM is Computer-Aided Facility Management. It refers to software that helps an organisation plan, run and record the upkeep of its buildings: the assets inside them, the maintenance carried out on them, the space they provide and the services delivered in them. You will also see it written as Computer-Aided Facilities Management; both versions mean the same thing.

Read literally, the acronym describes the discipline of facility management carried out with the help of a computer system. Each of the three parts carries a specific meaning, and together they explain what the software is for.
- Computer-Aided: the software supports the people doing the work rather than replacing them. Technicians still repair the chiller; the system tells them which chiller, records what they did and schedules the next visit.
- Facility: the physical estate being managed, from a single tower or hospital to a portfolio of malls, schools, staff accommodation or mixed-use communities.
- Management: the planning, control and evidence side of the job, covering budgets, contractors, service levels, compliance and reporting, not just the maintenance tasks themselves.
Where the name comes from
The 'computer-aided' wording dates from the 1980s, when the first facility systems grew out of CAD (computer-aided design) drawings. Early CAFM tools were largely about floor plans: who sat where, how much space each department used, and what that space cost. Maintenance, work orders and helpdesk functions were added over the following decades as the software moved from drawing offices into FM teams.
The name stuck even though the emphasis changed. Today a CAFM system in the UAE is judged far more on work orders, planned maintenance, contractor performance and compliance evidence than on space planning, but the acronym has never been updated to reflect that shift.

The full form is only the starting point

Both appear. CAFMS adds 'System' or 'Software' to the end, as in Computer-Aided Facility Management System. The meaning is identical, and CAFM on its own is by far the more common form in UAE tenders and job titles.
