  • Who is included. Established companies that sell FM services to third parties in the UAE. We left out bodies that only serve government, such as Abu Dhabi's Musanada, and firms whose UAE operations we could not confirm.

Many UAE owners combine both: an integrated contract for most services, with lifts, fire systems or central plant contracted directly.

If you split the work, the gaps between contracts are where problems hide: a chiller fault that looks like a controls issue, or a fire door that falls between the fit-out and the fire contractor. Agree who owns each asset class, and keep every contractor's work orders in one place.

How to Choose an FM Company in the UAE

Whichever companies you shortlist, ask each one the same questions:

  • Licences and approvals. Does the trade licence cover the activities in scope? For fire and life safety, is the contractor approved by Civil Defence in your emirate? For pest control in Dubai, by Dubai Municipality?
  • Comparable buildings. Ask for references from buildings like yours (a mall, a hospital, a residential community) and visit one.
  • SLAs written precisely. Priority definitions, response and resolution times, when the clock starts, and how deductions work. Our SLA guide and 12 work order KPIs cover what to pin down.
  • A PPM schedule built on a standard. Ask what the planned preventive maintenance programme is based on, such as SFG20 or manufacturer requirements, and ask to see a sample.
  • Current certificates. ISO 41001 (facility management), ISO 9001, ISO 45001 and ISO 14001 are the usual ones. Check the dates and confirm them with the certification body.
  • Mobilisation and asset data. How will they survey and take over your assets, and who owns the asset register when the contract ends?
  • Reporting you can see. Will you get live access to work orders, PPM completion and KPI performance, or a monthly PDF?
  • Invoicing. With UAE e-invoicing on the way, how will KPI deductions and credit notes be handled?

Most providers will tell you they run a CAFM system. Ask for a live look at how a work order moves from logged to closed, and what a client dashboard shows. Ten minutes of that tells you more about day-to-day delivery than any capability statement.

What does a facility management company do?

A facility management (FM) company keeps buildings and their services running. Hard services cover the building and its systems: HVAC, electrical, plumbing, lifts, fire systems and the building fabric. Soft services cover the people side: cleaning, security, landscaping, pest control, waste and reception. Under an integrated contract one company delivers or manages most of these; under single-service contracts the owner buys each one separately.

What is the difference between integrated FM and single-service contracts?

Integrated FM (IFM) puts most hard and soft services under one contract and one point of accountability, with the provider coordinating its own teams and subcontractors. Single-service contracts give the owner a direct relationship with each specialist, at the cost of more internal coordination. Many UAE owners combine the two, keeping lifts, fire systems or central plant on direct contracts.

How are FM contracts usually priced in the UAE?

Common models are a fixed monthly lump sum for a defined scope, a schedule of rates for reactive and ad hoc work, cost plus a management fee, or a mix of these. Many contracts also tie part of the fee to KPI performance through deductions. The right model depends on how well the asset base and expected workload are known at tender.

Do lifts and fire systems need specialist contractors?

Fire alarm and firefighting systems must be maintained by a contractor approved by the Civil Defence authority in the relevant emirate. Lifts are commonly maintained by the original manufacturer or a specialist lift company, because of access to parts, diagnostic software and warranty terms. An integrated provider can still manage these contracts on the owner's behalf.
