Facilities Management Companies in Saudi Arabia: 2026 Directory

By Lattice Software Solutions15 min read

Looking for a facilities management company in Saudi Arabia? This directory lists 17 integrated FM and O&M providers and 13 specialist firms for HVAC, fire safety, lifts, cleaning, pest control and landscaping that operate in the Kingdom. Entries are in alphabetical order, not ranked, and every fact comes from the company's own website, filings or published news.

Key takeaways

  • Integrated FM companies bundle hard and soft services (MEP and HVAC alongside cleaning, security and landscaping) under one contract. Saudi tenders often call the hard side operation and maintenance (O&M).
  • Many providers belong to a Saudi family group or holding company, several are joint ventures with an international FM firm, and a few are listed or backed by the Public Investment Fund (PIF).
  • Fire systems and lifts sit under Civil Defense and SASO rules, so they are often contracted directly with an accredited specialist or the original manufacturer.
  • Shortlist on evidence: precise SLA definitions, a PPM schedule built on a recognised standard, current certificates and classification, and reporting you can see for yourself.

How This Directory Works

  • Alphabetical, not ranked. No company is placed above another, and no company paid to be included.
  • Facts from the source. Each entry is drawn from the company's own website, filings or published news, checked on 19 October 2026. Where a company's own pages disagree, we used the most conservative figure or left it out.
  • No headcounts or certificate lists. Companies publish these inconsistently, so comparing them would mislead. Ask any provider you shortlist for current certificates and its Civil Defense accreditation.
  • Who is included. Established companies that sell FM services to third parties in Saudi Arabia, whether Saudi-owned or the local entity of an international firm. We left out bodies that only serve government, in-house FM departments and firms whose Saudi operations we could not confirm.

Lattice, which publishes this guide, makes CAFM software for FM providers and property owners across the GCC. That gives us a working view of this market; it has no bearing on who is listed or how. Looking for providers in the UAE? See our UAE directory. Spotted something out of date? Email sales@latticegulf.com and we will update the entry.

Integrated FM Companies, A to Z

These companies deliver both hard and soft FM, either with their own teams or by managing subcontractors, and most will take on a whole building, campus or portfolio under one contract. Some lean more towards technical O&M, others towards soft services or catering and camp management; the services line in each entry shows where. (Running an FM company yourself? Specialist FM Companies by Trade

Specialists focus on one trade, or lead with one. Owners hire them directly, and integrated providers often subcontract to them. Several are manufacturers or distributors with a substantial Saudi maintenance arm; we have included them for that maintenance service.

HVAC and MEP maintenance

Cooling runs for most of the year across most of the Kingdom, so many owners keep chillers, package units and controls with a specialist, often the service arm of the equipment maker. All three companies below manufacture or distribute HVAC equipment and sell maintenance contracts.

Fire and life safety

The General Directorate of Civil Defense accredits the safety companies that install and maintain fire systems and lists them on its Salamah portal, where they upload their maintenance contracts. A building's Civil Defense safety licence requires a valid maintenance contract for its safety systems, and systems are designed to the Saudi Fire Protection Code (SBC 801). Check any contractor against the Salamah list before signing: the approvals below are as each company states them.

Lifts and escalators

SASO's technical regulation for electric lifts requires every lift in service to be under a maintenance contract with a licensed maintenance company, registered with the competent authority and inspected at least once a year. Civil Defense also accredits lift companies through Salamah. Lifts are often maintained by the original manufacturer, because of parts, diagnostic software and warranty terms. Integrated or Specialist: Which to Hire

Neither model is better in general. The trade-off is between one point of accountability and a direct relationship with each specialist.

Integrated FM providerDirect specialist contracts
AccountabilityOne contract and one point of contact for most servicesA separate contract and contact for each trade
CoordinationThe provider schedules trades and manages subcontractorsYour team schedules, supervises and checks each contractor
CostMay include a management fee or mark-up on subcontracted workNo intermediary margin, but more internal management time
Technical depthBroad across common trades; specialist systems are often subcontractedDeep expertise, with manufacturer parts, software access and training
ReportingOne set of KPIs, if the provider's system covers every tradeReports in different formats, unless every contractor works in your system
Many Saudi owners combine both: an integrated or O&M contract for most services, with lifts, fire systems or central plant contracted directly.

If you split the work, the gaps between contracts are where problems hide: a chiller fault that looks like a controls issue, or a fire door that falls between the fit-out and the fire contractor. Agree who owns each asset class, and keep every contractor's work orders in one place.

How to Choose an FM Company in Saudi Arabia

Whichever companies you shortlist, ask each one the same questions:

  • Registration and classification. Does the commercial registration cover the activities in scope? For government work, does the company hold a contractor classification certificate in the operations and maintenance field?
  • Civil Defense accreditation. For fire, life safety and lifts, is the contractor on the accredited list in the Salamah portal?
  • Saudisation. What is the provider's current Nitaqat band? Saudisation quotas, set by the Ministry of Human Resources and Social Development, affect how quickly a provider can recruit, and so how fast it can mobilise.
  • Coverage across the Kingdom. Riyadh, Jeddah and the Eastern Province are hundreds of kilometres apart, and many large projects are remote sites. Ask where technicians, stores and supervisors are based for each of your sites.
  • Comparable buildings. Ask for references from buildings like yours (a hospital, a mall, a residential compound) and visit one.
  • SLAs written precisely. Priority definitions, response and resolution times, when the clock starts, and how deductions work. Our SLA guide and 12 work order KPIs cover what to pin down.
  • A PPM schedule built on a standard. Ask what the planned preventive maintenance programme is based on, such as SFG20 or manufacturer requirements, and ask to see a sample.
  • Current certificates. ISO 41001 (facility management), ISO 9001, ISO 45001 and ISO 14001 are the usual ones. Check the dates and confirm them with the certification body.
  • Mobilisation and asset data. How will they survey and take over your assets, and who owns the asset register when the contract ends?
  • Reporting you can see. Will you get live access to work orders, PPM completion and KPI performance, or a monthly PDF?
  • Invoicing. ZATCA is phasing in the integration stage of its FATOORA e-invoicing system wave by wave, connecting suppliers' invoicing systems to its platform. Ask how KPI deductions and credit notes will be issued once the provider is in scope.

Ask to see the system, not the brochure

Most providers will tell you they run a CAFM system. Ask for a live look at how a work order moves from logged to closed, and what a client dashboard shows. Ten minutes of that tells you more about day-to-day delivery than any capability statement.

Frequently Asked Questions

What does a facilities management company do in Saudi Arabia?

A facilities management (FM) company keeps buildings and their services running. Hard services cover the building and its systems: HVAC, electrical, plumbing, lifts, fire systems and the building fabric. Soft services cover the people side: cleaning, security, landscaping, pest control, waste and reception. Saudi tenders often buy the hard side as an operation and maintenance (O&M) contract. Under an integrated contract one company delivers or manages most of these services; under single-service contracts the owner buys each one separately.

What is the difference between integrated FM and single-service contracts?

Integrated FM (IFM) puts most hard and soft services under one contract and one point of accountability, with the provider coordinating its own teams and subcontractors. Single-service contracts give the owner a direct relationship with each specialist, at the cost of more internal coordination. Many Saudi owners combine the two, keeping lifts, fire systems or central plant on direct contracts.

What do government FM tenders in Saudi Arabia usually require?

Government tenders are published on Etimad, the procurement platform overseen by the Ministry of Finance. Bidders are usually asked for a commercial registration, Zakat, VAT and GOSI certificates and a Saudisation certificate, and depending on the contract, a contractor classification certificate in the relevant field, such as operations and maintenance. Local content rules set by the Local Content and Government Procurement Authority (LCGPA) apply to most government tender value, so check the local content requirements in each tender.

Do lifts and fire systems need specialist contractors?

Fire and safety systems are installed and maintained by safety companies accredited by the General Directorate of Civil Defense, which lists them on its Salamah portal, and a building's Civil Defense safety licence requires a valid maintenance contract for its safety systems. SASO's technical regulation for electric lifts requires each lift in service to be under a maintenance contract with a licensed maintenance company and to be inspected at least once a year. An integrated provider can still manage these contracts on the owner's behalf.

How were the companies in this directory chosen, and is it ranked?

It is not ranked: companies are listed alphabetically within each section. We included established companies that sell FM services to third parties in Saudi Arabia, and left out bodies that only serve government, in-house FM departments and firms whose Saudi operations we could not confirm. No company paid to be included. Facts come from each company's own website, filings or published news, checked in October 2026.
