Facility Management Companies in Abu Dhabi: 2026 Directory

By Lattice Software Solutions15 min read

Looking for a facility management company in Abu Dhabi? This directory lists 17 integrated FM providers and 13 specialist firms for HVAC, fire safety, lifts, cleaning, pest control and landscaping, each either headquartered in Abu Dhabi or running an office in the emirate. Entries are in alphabetical order, not ranked, and every fact comes from the company's own website or published news.

Key takeaways

  • Integrated FM companies bundle hard and soft services (MEP and HVAC alongside cleaning, security and landscaping) under one contract.
  • Several Abu Dhabi providers belong to a developer, an investment company or a family group (Aldar, Mubadala, Bloom Holding and DAS Holding among them), which shapes where their portfolios sit.
  • Fire systems and lifts must be under contract with ADCDA-approved companies, so owners often contract them directly with a specialist or the original manufacturer.
  • Shortlist on evidence: precise SLA definitions, a PPM schedule built on a recognised standard, current certificates, and reporting you can see for yourself.

How This Directory Works

  • Alphabetical, not ranked. No company is placed above another, and no company paid to be included.
  • Facts from the source. Each entry is drawn from the company's own website, filings or published news, checked on 19 October 2026. Where a company's own pages disagree, we used the most conservative figure or left it out.
  • No headcounts or certificate lists. Companies publish these inconsistently, so comparing them would mislead. Ask any provider you shortlist for current certificates.
  • Who is included. Established companies that sell FM services to third parties in Abu Dhabi, either headquartered in the emirate or with an office there. Many are based in Dubai; each entry says where the company is headquartered and where its Abu Dhabi team sits. We left out bodies that only serve government, such as Musanada, and firms whose Abu Dhabi operations we could not confirm.

Lattice, which publishes this guide, makes CAFM software for FM providers and property owners in the UAE. That gives us a working view of this market; it has no bearing on who is listed or how. For Dubai and the Northern Emirates, see our UAE directory. Spotted something out of date? Email sales@latticegulf.com and we will update the entry.

Specialist FM Companies by Trade

Specialists focus on one trade, or lead with one. Owners hire them directly, and integrated providers often subcontract to them. A few are manufacturers or distributors with a substantial UAE maintenance arm; we have included them for that maintenance service.

HVAC and MEP maintenance

Cooling is the biggest energy user in most UAE buildings, so many Abu Dhabi owners keep chillers, VRF systems and controls with a specialist, often the manufacturer's own service arm. Where a building is on district cooling, the provider runs the central plant; the equipment inside the building still needs a maintenance contractor.

UTS Carrier has no separate website, so the link goes to Carrier's UAE site.

Fire and life safety

The Abu Dhabi Civil Defence Authority (ADCDA) licenses the companies that install and maintain fire systems, and building owners must keep a maintenance contract for fire alarm and firefighting systems with an approved contractor. ADCDA has reminded owners that the fine for having no contract is AED 10,000. The grades and approvals below are as each company states them, so ask for the current certificate.

Lifts and escalators

ADCDA requires owners of buildings and commercial premises to hold a maintenance contract for every lift with an approved maintenance company, and has said the fine for having none is AED 5,000. Lifts are often maintained by the original manufacturer, because of parts, diagnostic software and warranty terms, even where an integrated provider runs everything else. KONE and Schindler say they also maintain other manufacturers' equipment. (Running a lift maintenance business yourself? See Reflexion for elevator companies.)

Cleaning, hygiene and pest control

Most integrated providers above deliver cleaning in-house. These firms lead with cleaning or pest control. Since May 2024 the Abu Dhabi Public Health Centre (ADPHC) has overseen permits for pest control activities in the emirate, a role that used to sit with Tadweer, so check that a contractor's permit is current.

Integrated or Specialist: Which to Hire

Neither model is better in general. The trade-off is between one point of accountability and a direct relationship with each specialist.

Integrated FM providerDirect specialist contracts
AccountabilityOne contract and one point of contact for most servicesA separate contract and contact for each trade
CoordinationThe provider schedules trades and manages subcontractorsYour team schedules, supervises and checks each contractor
CostMay include a management fee or mark-up on subcontracted workNo intermediary margin, but more internal management time
Technical depthBroad across common trades; specialist systems are often subcontractedDeep expertise, with manufacturer parts, software access and training
ReportingOne set of KPIs, if the provider's system covers every tradeReports in different formats, unless every contractor works in your system
Many Abu Dhabi owners combine both: an integrated contract for most services, with lifts, fire systems or central plant contracted directly.

If you split the work, the gaps between contracts are where problems hide: a chiller fault that looks like a controls issue, or a fire door that falls between the fit-out and the fire contractor. Agree who owns each asset class, and keep every contractor's work orders in one place.

How to Choose an FM Company in Abu Dhabi

Whichever companies you shortlist, ask each one the same questions:

  • Licences and approvals. Is the contract held by an entity licensed to work in Abu Dhabi, and does its licence cover the activities in scope? For fire and life safety and for lifts, is the contractor approved by ADCDA? For pest control, does it hold a current ADPHC permit?
  • Coverage across the emirate. Abu Dhabi takes in the capital, Al Ain and Al Dhafra. Ask where technicians are based and what response times apply at each of your sites, not only those in the city.
  • Comparable buildings. Ask for references from buildings like yours (a mall, a hospital, a residential community) and visit one.
  • SLAs written precisely. Priority definitions, response and resolution times, when the clock starts, and how deductions work. Our SLA guide and 12 work order KPIs cover what to pin down.
  • A PPM schedule built on a standard. Ask what the planned preventive maintenance programme is based on, such as SFG20 or manufacturer requirements, and ask to see a sample.
  • Current certificates. ISO 41001 (facility management), ISO 9001, ISO 45001 and ISO 14001 are the usual ones. Check the dates and confirm them with the certification body.
  • Mobilisation and asset data. How will they survey and take over your assets, and who owns the asset register when the contract ends?
  • Reporting you can see. Will you get live access to work orders, PPM completion and KPI performance, or a monthly PDF?
  • Invoicing. With UAE e-invoicing on the way, how will KPI deductions and credit notes be handled?

Ask to see the system, not the brochure

Most providers will tell you they run a CAFM system. Ask for a live look at how a work order moves from logged to closed, and what a client dashboard shows. Ten minutes of that tells you more about day-to-day delivery than any capability statement.

Frequently Asked Questions

What does a facility management company do?

A facility management (FM) company keeps buildings and their services running. Hard services cover the building and its systems: HVAC, electrical, plumbing, lifts, fire systems and the building fabric. Soft services cover the people side: cleaning, security, landscaping, pest control, waste and reception. Under an integrated contract one company delivers or manages most of these; under single-service contracts the owner buys each one separately.

Can a Dubai-based FM company cover sites in Abu Dhabi?

Yes. Many providers in this directory are headquartered in Dubai and serve Abu Dhabi from an office in the emirate. What matters is that the entity on the contract is licensed to work in Abu Dhabi, that technicians are based close enough to meet the SLA response times (including at sites in Al Ain or Al Dhafra), and that fire and lift contractors hold Abu Dhabi Civil Defence approval rather than approvals from another emirate only.

How are FM contracts usually priced in Abu Dhabi?

Common models are a fixed monthly lump sum for a defined scope, a schedule of rates for reactive and ad hoc work, cost plus a management fee, or a mix of these. Many contracts also tie part of the fee to KPI performance through deductions. The right model depends on how well the asset base and expected workload are known at tender.

Who approves fire safety, lift and pest control contractors in Abu Dhabi?

The Abu Dhabi Civil Defence Authority (ADCDA) licenses fire safety installation and maintenance companies, and building owners must keep a maintenance contract for fire alarm and firefighting systems with an approved contractor. ADCDA also requires a maintenance contract for each lift with an approved maintenance company. Since May 2024, permits for pest control activities have been overseen by the Abu Dhabi Public Health Centre (ADPHC), which took over the role from Tadweer.

How were the companies in this directory chosen, and is it ranked?

It is not ranked: companies are listed alphabetically within each section. We included established companies that sell FM services to third parties in Abu Dhabi and are either headquartered in the emirate or have an office there, and left out bodies that only serve government and firms whose Abu Dhabi operations we could not confirm. No company paid to be included. Facts come from each company's own website or published news, checked in October 2026.
